RWC WA and Ray White Exmouth are pleased to present 16 Robinson Street, Coral Bay WA for sale by Expressions of Interest closing 8 October 2026

Coral Bay is one of the most tightly held coastal destinations in Australia.
The townsite is bounded by the Ningaloo Marine Park and surrounding Crown reserve, and only a small number of landholdings within it are held in freehold title. This is one of them.

The property occupies elevated land at the apex of Robinson Street with uninterrupted views over Bills Bay - a pristine area of the WA coastline where the Ningaloo Reef meets the shore.

Highlights:
- 2.7901ha*
- Freehold title
- Zoned Tourism
- 5x brand new 2-bedroom luxury villas
- 12x caravan sites, each with private ensuite including fresh water showers
- 2x manager's villas for on-site operation
- Improvements complete and not yet occupied

DEVELOPMENT UPSIDE
- A substantial portion of the holding remains undeveloped.
- Circa 197 beds of the 265-bed entitlement are unbuilt (Roughly 75% of the entitlement)
- Reticulated water (150mm PVC) and gravity sewer (225mm PVC) already running within the Robinson Street frontage.

Coral Bay operates under a settlement-wide bed cap and the Structure Plan's stated position is that bed numbers at existing tourism accommodation sites will not increase. The 265 beds attaching to Lot 10 are a closed-end entitlement in one of Western Australia's most supply-constrained tourism markets.
